Tenant Information
Building Access
Building hours of operation are Monday through Friday from 8:00am-6:00pm. Please note that our buildings are closed on New Year’s Day (observed), Memorial Day, Independence Day (observed), Labor Day, Thanksgiving, and Christmas (observed). Buildings are accessible after hours, weekends, and holidays with your electronic access fob. Please contact your company manager or other designated person in your office if you need an access fob.

Service Requests
For service requests and property management or building concerns, please go to the Tenant Services tab at the top of the page and enter a work order. For fire, police, or medical emergencies, please call 911.
Amenity Requests
To request use of the conference rooms or reserving the Roof Top Terrace, please go to the Tenant Services tab at the top of the page and enter a Resource Schedule request.
Deliveries
Please notify the property management office of larger deliveries, and remember that pallet jacks, moving carts and heavy use dollies are allowed only when masonite is used. All moves or deliveries that tie up elevators or lobbies MUST be scheduled with the property management office.
Vendors
Tenants that arrange for an outside contractor to perform work in your suite or on your behalf, such as caterers, painters, mechanical services for supplemental IT/server units, etc., must provide their vendor’s valid Certificate of Insurance. Please contact the property management office for COI requirements and send the completed copy of the COI.
Security
Access fobs and keys to the premises are carefully distributed and monitored. All the same, we advise that you do not permit any unfamiliar person to follow you into the building or any other secured area if they appear suspicious. Safeguard all personal belongings, even in individual offices. Report any suspect activity to the concierge or to the 111 K Acquisitions, LLC Office immediately.
Loading Docks
Tenants wishing to utilize the loading dock at 111 K St. must schedule a time to do so outside of building hours. A loading dock reservation may be requested via Building Engines no later than 24 hours in advance of your desired schedule.
Tenants intending to have any outside contractors perform work in the building (movers, caterers, painters, etc.) must provide a valid Certificate of Insurance for the vendor. In order to be valid, the following entities must be named as Additional Insureds on the Certificate:
